If I could give them a zero, I would. And it's all because of abysmal management and customer service.
This place sounds nice; they have a decent website, and it looks nice. Once you're in, however, do not expect good service if something isn't right. For example, my son has lived there for over a year now. He and his roommates have filed numerous service requests about things like a broken dishwasher. A broken microwave. Furniture not being in the room at move-in. The dryer repeatedly not... working. A/C repeatedly not working. And an ongoing problem with a faulty smoke detector that is hard wired, not easily accessible and that keeps going off throughout the day.
Maintenance claims to have corrected some issues, but no one in the apartment has ever seen maintenance pay a visit for many of the requests.
And if you try calling the building, as I have done on numerous occasions, someone will pick up the phone and then hang up. Just today, this happened EIGHT TIMES IN A ROW! Afterward, I just got forwarded to a recording asking to leave a voicemail. But no follow-up!
My son has filed service requests for a faulty smoke detector that keeps chirping all day and night. I've witnessed it twice. He keeps getting messages saying the problem is resolved. Still, no one has ever gone to his room to fix the problem. I've called about it many times and have only spoken to someone three times. Each time I was promised it would be addressed, yet still nothing.
He's had a leaky sink in his bathroom that took them weeks to repair. There was a leak in a bathroom that was causing the ceiling over the stove to leak. So they came a day later, dug a hole in the ceiling, fixed the leak, and then left a mess and a hole that is still not repaired over a week later. And now there’s a fly problem with flies coming out of the hole in the ceiling.
And don't get me started on how they handle their administrative mistakes!
Avoid this place unless you can't find another place, and this is your last option. We have kept our son there only because we got an email from the Quad after three months asking if we were interested in renewing the lease. We reluctantly said yes because they had a deal on the price, and the problems hadn't started showing up. But that's the catch: they rope you into renewal early into the lease- before you realize their buildings are a mess and maintenance and customer service are subpar at best.

Let me start my prefacing… i’ve only lived here for 4 months and I could already write a novel explaining all of the reasons that you should absolutely not, under any circumstances, sign here. First of all, when I first moved in I was happily (not) greeted by a hole in the wall of my shower that had been covered and duct taped shut by a Walmart plastic bag. It was full of water meaning that whoever the previous tenant was more than likely experiencing the same issues with it. I immediately... requested it be fixed, seeing as it shouldn’t have been left in the first place, and after 4 different people on 4 different occasions came to look at it, I was told it had been fixed when it had not actually been. It took almost 3 weeks for this issue to be corrected. On top of that catastrophe, my toilet was completely not working when I moved in and had to be completely replaced, my room, although repainted and re-carpeted was covered in a layer of dirt, my mattress when wiped with Clorox wipes left a yellow residue on the rag which I physically could not bring myself to sleep on, I purchased a new mattress myself seeing as the one I was provided should have been burned it was so disgusting. Just to nit pick because I can, our stove was disgustingly caked in crumbs and sticky stuff which we had to deep clean. Last night our ac unit froze and when we pulled the cover off of it, it was so caked in dust and dirt that it looked like it hadn’t been cleaned in 30 years. The filter that was in the ac was a) completely black and b) installed incorrectly, so all the dust meant to be caught by the ac filter was instead being sucked into the coils of the air conditioner and caked inside and circulating throughout the vents if the apartment which is in itself a health and safety hazard. On top of all of that, some of the office staff are genuinely nice, but others are either nice to your face but don’t genuinely mean it, or are outright rude, condescending, and don’t actually care about fixing any of the issues they’re presented with. When you have an issue, they’ll tell you they’ll get right to fixing it but it requires multiple follows ups or it just never gets fixed. If you put in a maintenance request it will be brushed over for weeks. If you take any lesson out of this review, let it be that under no circumstances should you ever and I truly mean ever, sign a lease at The Quad.

The Quad Apartments has had a lot of improvement for the better. The staff is truly amazing and helps whenever needed. Maintenance is always on top of it even if they don't have the parts they order them in a timely manner and are able to fix my requests. The events at The Quad are the bomb and I can't wait for COVID to be over so that they can throw more events! I definitely recommend this property!
