Rental Qualification Criteria 1. Combined household income must be at least three (3) times the monthly rent. 2. Credit score of at least 600 required. 3. Minimum of two years of verifiable residential history. 4. No past due balances with previous landlords or utility companies. 5. Positive rental history with no prior evictions, vehicle repossessions, or bankruptcies. 6. Application fee: $75 per adult applicant. 7. HOA application fee: $100 per adult applicant if applicable. 8. Non-refundable administration fee: $100. 9. Security deposit equal to one (1) month’s rent, due at lease approval. This amount acts as a hold fee and converts to the security deposit at move-in. 10. First full month’s rent, security deposit, non-refundable administration fee, renter’s insurance, and utility setup are required prior to move-in. 11. Pet policy: NO PETS 12.
