This apartment complex takes advantage of the inexperience of young adult students and the trust of their parents.
My daughter signed a lease to share an apartment with three friends. She was studying abroad for the fall semester and responsibly found another student to live in her place temporarily. Instead of allowing a standard sublet, management instructed that student to sign a new lease. That decision benefited the complex, not the students.
When... unit assignments were finally made, my daughter was placed into a unit that had been sitting vacant for a long time. It felt less like a coincidence and more like a calculated move to fill undesirable inventory.
Here is the biggest red flag for parents and co-signers: The original lease does NOT include an apartment number or room number. You are signing a legally binding contract without knowing where your child will actually live. That alone should concern anyone putting their name and credit on the line.
This leasing office operates in ways that prioritize their bottom line over fairness and transparency. They rely on students not knowing what questions to ask and parents assuming basic ethical standards are being followed.
If you are a student or a parent considering this complex, read everything carefully, ask direct questions, and do not assume they are acting in your best interest. We learned the hard way.
I truly hope that when their own children are old enough to rent, they are treated with more honesty and respect than we experienced here.

My daughter was supposed to start renting there in August of 2023. In May she found out that she would not be able to rent with her current roommates for whatever reason. She decided not to move in. I got several calls but spoke to someone only once who told me I need to sign off on the reletting form. They did not mention that there would be a fee of 700 plus dollars. Unfortunately neither of us saw the fee on the form that we completed on our phones. They plan to send this to collections... if not paid within a month. They have already relet the apartment and so have lost nothing. It is the shadiest thing I've ever encountered in my life. Protect your children by not letting them rent from this company.

I moved in two years ago and the apartment was dirty. I was told i would have bran new appliances, not the case. The kitchen was dirty, oven not calibrated. It takes weeks for a problem to get fixed. Its cheap but you dont get what is promised on your lease. You have pest issues. They will show you a model apartment that looks nothing like your actual apartment that you will move into . Dont move into these apartments.

currently I live in Tampa and it's too much of a hassle to go back and forth between Orlando and Tampa while working full time. for the last week I have been blowing up the phone lines trying to get one single person to answer so I can finish signing my lease. when I did finally speak to someone the information I was sent was not correct, in an attempt to fix it quickly i called right back to no answer!....still waiting on a phone call back. they seemed nice in person but calling there is... ridiculous.
